![[HERO] Sitges Market Update: April 2026đźŹ](https://cdn.marblism.com/q-8hh9EvQWb.webp)
Happy April, everyone! Spring has officially sprung here in our beautiful coastal town, and if you’ve taken a walk down the Passeig MarĂtim recently, you’ll know exactly why we love this time of year. The jasmine is starting to bloom, the terraces are buzzing, and the Mediterranean is looking as blue as ever.
But while the weather is warming up, the Sitges real estate market is doing a lot more than just warming: it’s sizzling. Whether you’re already a local, looking at moving to Sitges, or eyeing those stunning luxury villas Sitges is famous for, there is a lot to catch up on this month. From nationwide price surges to brand-new rental regulations that shifted the landscape in January, we’ve got the full scoop for you.
If you’ve been tracking property prices, you’ve probably noticed that things are moving fast. Across Spain, housing prices have risen by a staggering 12.8% over the last year. To put that into perspective, that is double the average growth seen across the European Union.
Why is this happening? Demand remains incredibly high, particularly from international buyers who are looking for lifestyle-first locations. Sitges, with its proximity to Barcelona and its unique micro-climate, remains at the top of that list. While some expected a cooldown, the momentum has only increased. For homeowners in Sitges, this is fantastic news for property equity. For buyers, it means that the "wait and see" strategy is becoming increasingly expensive.
If you are curious about how these national trends affect your specific property value, you can check out our services page to see how we help owners navigate these valuations.

As of January 2026, new regulations have officially taken full effect across Catalonia, and they are some of the strictest we’ve seen. The government has tightened the screws on seasonal rentals (alquiler de temporada) and room rentals.
In the past, many landlords shifted to seasonal contracts to bypass the standard five-year rental laws. However, the new decree now requires much more rigorous justification for "seasonal" status. If a rental isn’t strictly for leisure, vacation, or a very specific temporary work assignment, it’s being reclassified under standard long-term rules.
Furthermore, room rentals: which were previously a bit of a "grey area": are now also regulated under the same price index caps in "stressed" housing zones like Sitges. This is a massive shift for investors. At Easy Sitges, we’ve been helping our clients pivot their strategies to ensure they stay compliant while still hitting their yield targets.
Because of the legislative changes mentioned above, we are seeing a side effect that is hitting the community hard: the supply of long-term rentals is at a historic low. Many owners are choosing to sell their properties rather than navigate the new rental complexities, or they are moving into the luxury sales market.
For those moving to Sitges and looking to rent long-term, the competition is fierce. It is not uncommon for a well-priced apartment to be snapped up within hours of hitting the market. If you are searching for a home, our advice is to have your documentation (NIE, work contract, references) ready to go before you even start viewing. You can browse our current available properties here, but keep in mind they move fast!
While the general rental market is facing supply issues, the high-end sales market is thriving. Luxury villas in Sitges continue to be the gold standard for Mediterranean living. We are seeing a huge influx of digital nomads and C-suite executives who are trading city penthouses for villas in areas like Vallpineda, Can Girona, and Terramar.
People aren't just buying a house; they are buying the "Sitges Lifestyle." This means outdoor kitchens, infinity pools, and, most importantly, space to work from home while overlooking the sea.
This stunning modern terrace is a perfect example of what today’s buyers are looking for: privacy, views, and that seamless indoor-outdoor flow.
It’s not all about contracts and percentages! April is a fantastic month to enjoy the local culture. If you’re living here or just visiting to scout out some Sitges real estate, make sure to visit our local markets. They are the heartbeat of the town.
The Sitges Municipal Market (right next to the train station) is open Monday to Saturday from 8:30 am to 2 pm. On Fridays, they even have evening hours from 5:30 to 8:30 pm. It’s the best place to get fresh local fish, artisan cheeses, and seasonal produce. Note: The market is closed on Sundays and national holidays, so plan your gourmet shopping accordingly!
If you love a market with a view, don’t miss the Mediterrani Market at Port de Sitges-Aiguadolç. It usually runs on Sundays from 12 pm to 6 pm. This month, mark your calendars for April 12 and April 19. It’s the perfect Sunday plan: a little shopping followed by a paella at one of the port’s many restaurants.

We get asked this question every day. With prices up 12.8% and new laws in place, is the window closing?
Our take? Sitges is a unique "bubble." Unlike other coastal towns that rely solely on tourism, Sitges has a year-round community, international schools, and a cultural calendar that never stops. This "scarcity of land" (trapped between the Garraf mountains and the sea) means that supply can never truly meet demand.
Historically, Sitges real estate has proven to be one of the most resilient investments in Spain. Whether you are looking for a primary residence or a holiday home, the value proposition remains strong because people will always want to be here.

If you’re feeling a bit overwhelmed by the 2026 regulations or the rising prices, don't worry: that’s what we’re here for.
For Sellers: With prices at an all-time high, now is an incredible time to list. However, buyers are becoming more discerning. They want "turn-key" properties. A little bit of staging or a fresh coat of paint can add significantly to your final sale price.
For Buyers: Don’t try to time the market. Instead, focus on finding the right location. Areas like Sant Pere de Ribes are becoming popular alternatives for those who want more space for their money while remaining just five minutes from Sitges.
For Renters: Be prepared. The market is tight. Check our FAQ section for tips on what documents you need to secure a rental in Catalonia under the new laws.
April is a month of transition and growth, and the Sitges property market reflects that perfectly. We are seeing a shift toward higher quality, more regulated rentals, and a very strong appetite for luxury purchases.
If you want to chat about the market, find out what your home is worth, or just need a recommendation for the best coffee spot near the Saturday market, come and meet the team. We’d love to help you find your place in this incredible town.
Stay tuned for our May update, and in the meantime, enjoy the sunshine!
